Paddington Village Central Infrastructure Works – This phase of the development is designed to enable the existing land to be divided up in to eight serviceable building plots. The works include demolition of the Mount Vernon Pub, the permanent removal of Irvine St West and diversion of major utility services around the development. The land will be remodelled to form 5 plateau levels, one of the plateaus is retained by a new contiguous piled retaining wall. An undercroft carpark will be constructed to accommodate 54 car parking spaces, a substation and sprinkler tank. A new primary substation will also be built to provide power to each individual building plot. The scheme will also include local infrastructure works, providing an additional lane along Grove St and a new cycleway and footpath along Mt Vernon Rd and Grove St.

Access from Motorways (M62, M6) from East

Travel down Edge Lane, which becomes Mt Vernon Road, No left turn on to Irvine

Street. Access is directly off Mt Vernon Road and in to the site. This is our primary

route to site and all deliveries will be encouraged to take this route

Access from Chester / Runcorn / Wirral / Wales via Queensway Tunnel from West – Kingsway tunnel is also available

From Queensway Tunnel – Come out of tunnel and turn left at roundabout and then bare right. Right at traffic lights up Hunter

Street. Straight up over the set of traffic lights, straight up Brunswick until road forks. Bare left on to West Derby Road, follow this

down past the Olympia and turn right on to Sheil Road at the lights. Follow Sheil Road down and to traffic lights and turn right

again, then left on to Holt Road. At the Love Life building turn right, follow the road straight down and the site entrance is on your
