Situated in the heart of Marylebone, the £106m project provides 54 private apartments and 25 affordable apartments acrossfive storeys, above a first floor podium transfer slab.

The ground floor and lower ground floor areas provide retail, restaurant and community facilities, including a community hall (Marylebone Hall) which can be used by the Marylebone Farmers’ Market, as well as a community health centre and a gym. Basement 1 houses a 95 space public car park including 21 electric vehicle charging points. Basement 2 contains plant space and private residential car parking (56 spaces) and cycle parking (102 spaces).

The island site fills an entire street block, bounded by roads on all four sides. The triple storey basement was formed with 750mm diameter secant piling, with a 1.2m deep basement raft. The superstructure comprises a suspended ground floor and level 1 transfer slab in post tensioned concrete, with an RC superstructure above.
