About Kingsgrove – Wantage
Kingsgrove brings new meaning to contemporary living by offering bespoke and beautifully designed homes that complement the surrounding, picturesque, rolling Oxfordshire countryside. Kingsgrove, which is nestled on the edge of the historic market town of Wantage, will gradually evolve into a new settlement of 1,500 homes inspired by the location and by the people who come to live here.
The development includes 30 acres of new woodland, creating woodland walks which have been established in advance of housebuilding to enable habitats and a natural boundary to mature. The primary school was completed three years early, in September 2020, to ensure there was quality, local provision for the development’s first residents. The care home will commence in January 2023,
this and a nursery will be co-located to maximise opportunities for intergenerational interaction, delivering value for all age groups, along with sustainable jobs.
There’s a lot that goes into building a new community, and part of that is ensuring that the infrastructure is there to support and sustain it. St. Modwen has partnered with the most experienced suppliers to ensure Kingsgrove’s roads, mains services, drainage systems, car parks, as well as green infrastructure and landscaped areas, are fit for purpose and are future proofed. The new east–west link road that will run across the northern edge of Kingsgrove will enable easy access to all sides of the town and wider areas.
Kingsgrove is being built in phases, with dedicated housebuilders for each distinct character area. This means that, while the houses are all sympathetic to their location, there is also variety and an individual character within each of the defined locales of Kingsgrove.
St. Modwen Homes is developing the first phase of around 200 homes, named Crabhill at Kingsgrove, as well as phase 5. These new homes are sensitively designed in a lovingly detailed environment, with views of the Charlton Village cricket grounds and linking to the play areas of Whitehorns Farm Road.
CALA Homes is developing the second phase, Fullers Meadow, located just south of the new community hub with the new primary school and neighbourhood centre. Fullers Meadow is the next chapter of the Kingsgrove story with homes from contemporary 1 and 2 bed apartments to aspirational 5-bedroom homes, every property features CALA’s quality specification and famous definitive style throughout.
Bellway was selected as the dedicated housebuilder for Kingsgrove’s third phase of homes: the gateway Greensands site. Sitting on the south eastern edge of Kingsgrove, Bellway’s unique homes are carefully designed to stand the test of time, and with a number of selection of styles on offer, there is something to suit everyone. Bellway Homes has also been selected to develop its second phase on site known as Yellow Fields, which will comprise 121 homes including 45 affordable homes. It sits at the eastern edge of the residential with views out onto the rolling countryside, and a wide range of options of style, size and fit-out for every home-buyer.
Established high quality housebuilder Taylor Wimpey is the latest developer to join the Kingsgrove family; it will be creating a hub of homes located on the area known as Downland, close to the new Local Centre that encompasses the newly opened primary school, and the soon to be delivered community hub and public square.
Award-winning care home provider Care UK has been chosen to run Kingsgrove’s care home, due to its dedication to enabling people to live independent, rewarding and fulfilling lives, which aligns with St. Modwen’s ethos. The care home plot is located within the Local Centre with capacity for approximately 60-70 beds, meaning residents will be part of, and well-connected to, their local community.
Activity
Upon arrival, you will be welcomed by our St Modwen Developments team, kitted up in PPE and listen to a short briefing on Health and Safety.
Tours 1 and 2
Supported by experts from the four housebuilders on site, St Modwen Homes, Taylor Wimpey, CALA Homes and Bellway Homes, you will tour two of the housebuilding sites which will give visitors and students a real chance to understand the development and construction process. You will interact with many of our on-site professionals including Site Managers, Apprenticeship Managers, Health and Safety Advisors, Marketing and Sales Team members, Early Careers Advisors and Apprentices.
Following the tours, there will be a chance to ask questions, as well as getting advice from members of the project team regarding the numerous and varied roles – from bricklaying and carpentry, to quantity surveying and structural engineering.
Tour 3
This wider site tour will be Planning focused and supported by experts from St Modwen Strategic Land and Planning, ACS, Care UK, Lawrence Baker and Bellway Homes. Visitors will see the woodland walk, construction at foundation level, excavation of foundations, WELR carriageway adjustments, drainage and road construction. You will interact with many of our on-site professionals including the Director of Planning, Graduate Planners, Development Managers, Health and Safety Coordinators, Site Managers, Site Engineers, Contracts Managers and HR.
Following the tours, there will be a chance to ask questions, as well as getting advice from members of the project team regarding the numerous and varied roles – from Archaeology and Planning, to building communities and Placemaking.
