The site consists of six buildings comprising the following:
Building 1 (Thames House): New build behind retained façade providing retail, Cat A office space and entrance to cinema. This building also housing the new UKPN substation, which serves the whole site.
Building 2: New six-storey building with element of retained facade housing retail on Ground Floor and offices above.
Building 3: New two-storey retail building linking through to railway arches.
Building 4: New two-storey retail building with element of retained facade abutting the railway viaduct
Building 5: Refurbishment of railway arches to provide approximately 30 retail units and gallery space.
Building 6: Two-storey basement beneath Building 1 & 2 housing two-screen cinema, cycle storage and the central plant that serves the whole development.
The project requires working beneath and around the Network Rail-owned viaduct, which serves both London Bridge and Cannon Street mainline stations. To manage the railway risk we have partnered with logistics specialist, Alandale who have a railway division who are providing Network Rail trained personnel. They are are also providing site-wide logistics, which is particularly challenging due to the whole site being served by only one entrance.
