Plot 13 is a new residential development that will provide 249 build-to-rent homes with residents’ amenities.
The project forms part of the £8bn Brent Cross Town development, which is being delivered in partnership between Related Argent and Barnet Council and will create nearly 7,000 new homes, 3 million sqft of offices, a high street and schools surrounded by 50 acres of parks and playing fields.
Plot 13 comprises four blocks, with the buildings ranging in height from eight to 16-storeys and arranged around a central, landscape private podium garden at first floor. They are composed of concrete frame construction utilising post-tensioned concrete slabs above level 1, with the external facades featuring an SFS frame with a mix of GRC cladding and curtain walling systems (Block A) and traditional brickwork (Blocks B-D). Composite windows feature in the apartments of Blocks B-D, with slide on balconies used across the development.
The build-to-rent development will offer a mix of studio, one, two, three and four bed apartments, with high specification interior finishes. Flexible retail space will occupy the ground floor, alongside a leisure facility, large community space, basement car parking and plant.
Brent Cross Town is aspiring to become a Net Zero Carbon town. As such, low-carbon construction, renewable power, circular economy principles, and carbon offsetting is being targeted. At Plot 13, this includes utilising modular bathroom pods throughout and engaging with a specialist consultant to undertake a carbon lifecycle assessment to identify areas for carbon savings.
