The Elephant and Castle redevelopment offers the opportunity to replace an existing 50-year-old shopping centre, providing enhanced facilities, high quality public realm and a new and upgraded entrance to the underground transport system via the Northern Line ticket hall.
The new town centre will include a mix of high street and independent retailers, including existing shopping centre traders, alongside enhanced restaurant, and leisure opportunities.
It will also deliver much needed housing and ensures the long-term future of UAL’s London College of Communication at Elephant and Castle.
The new development will include three residential towers of 21, 23 and 35 story’s, a 11-storey educational building purposely built for the University of the Arts London (UAL), leisure, retail and office spaces will be included in low level podium structures.
The development will comprise a single-story height basement level extending over the full extent of the site. The basement use will vary but includes space for site servicing via a loading bay, PRM car parking and building services plant space.
As part of the wider regeneration of Elephant and Castle Town Centre, the Elephant and Castle London Underground station located to the north-west of the existing shopping centre, will be decommissioned and a new integrated ticket hall will be built. The new entrance will be located directly adjacent to the existing entrance.
Morrisroe have been appointed to deliver extensive substructure and superstructure works. This involves a significant below ground extension to the existing Elephant and Castle tube station, the construction of a complex two-story main basement and a five-story deep integrated ticket hall, the superstructure concrete frames for three residential towers which vary in height between 21 and 34 stories, and a further core for a commercial office building with a steel-framed construction.
Our works package also included the demolition of the existing two-story basement and the construction of new piled foundations, as well as perimeter secant piled retaining walls.
