Project Description & Keltbray’s Work

Paddington OSD site is situated parallel to the Paddington Basin and sits adjacent to Paddington Station. The current Northern Station Entrance/exit to Paddington sits within the site boundary and will eventually be enveloped once the final scheme is completed. The project comprises a new 21-storey scheme providing approximately 22,155 sqm (15 office floors) of commercial office accommodation and 2 storeys of basement ancillary space. Ground floor to level 4 provides an enhanced reception area along with EOT and shower facilities for tenants. All office floors will have access to private balconies overlooking the canal.

The scheme consists of:

  • Maintaining access and use of the existing taxi rank.
  • New entrance box for the LUL entrance.
  • 15 floors of commercial office space with adjoining balconies.
  • End-of-trip facilities including changing areas and bike storage
  • Refurbishment of existing service road at basement level
  • External refurbishment of canal towpath including new public lift and stairs to Bishop’s Bridge.
  • Mace will continue with the completion of the Superstructure, consisting of steel frame and composite RC Slabs. The building will be handed over fully fitted out to a CAT A Specification.

Keltbray have been appointed by Places for London and Helical to act as Principal Contractor to undertake the following works associated with the Paddington OSD Project:

  • Station Entrance modifications.
  • Piling & foundations to station interface areas.
  • Secant wall propping and earth-berm removal.
  • Construction of East and West Cores (including slipform, reinforcement and cast-in items).
  • Formation of B2 basement slab, foundations, and pile caps (east, west & north).
  • Modifications and reinstatement of existing secant walls and capping beams.
  • Installation of tower-crane base (TC1) and associated substructure works.
  • Construction of substation box structure and fit-out interfaces.
  • Integration of ground-source heat-pump (GSHP) facilitating works and manifold pipework.
  • Coordination of drainage and civils to and within B2 level.
  • De-construction of the existing taxi ramp structure and removal of parapets and associated elements.
  • Full removal of residual taxi-ramp structure and finishes following completion of above works.

Keltbray started works on site in June 2025 and are currently working on the main scope items due to be completed in February 2027. This will be followed on by the planned return works including the demolition of the existing taxi ramp structure in the summer of 2028. The appointed main contractor will then continue with the scheme to project completion.

Current and Future Works

At Paddington OSD, Keltbray are currently undertaking works which include the ongoing site activities:

  • Pitlane Installation.

Future Site Activities within our Package (Completion: February 2027):

  • East Plaza Demolition.
  • Formation of B2 basement slab, foundations, and pile caps (east, west & north).
  • Construction of substation box structure and fit-out interfaces.
  • Integration of ground-source heat-pump (GSHP) facilitating works and manifold pipework.
  • Coordination of drainage and civils to and within B2 level.
  • Integration of ground-source heat-pump (GSHP) facilitating works and manifold pipework.
  • Modifications and reinstatement of existing secant walls and capping beams.

Activities

Visitors will be able to see and observe the ongoing construction works and get an understanding of how Keltbray work and operate as a Principal Contractor, delivering the Paddington OSD Project, on behalf of our client.

Once the visitors arrive to site office, they will be met by the management team who will sort out all PPE for each delegate. After this, we will go into the meeting room for site introduction and review of the project details ahead of a full site tour. Key construction activities will include the following:

  • Basement Raft Slab & Foundation Works East & West.
  • Associated drainage and civils works.
  • Core works preparation.
  • Taxi ramp de-cladding and demolition works.
  • Construction Logistics and Management.
  • Health and Safety Procedures.

Our team will outline how they came to work within the construction industry and advise on their experiences to date. A representative from the project team will be on hand to explain the project deliverables and answer any questions you may have throughout your visit.

Accessibility:
Nearest Station is Paddington Station (Elizabeth Line, Bakerloo Line, Circle Line, Hammersmith & City Line, GWR). Our Paddington OSD Project site is located 5 minutes walk away from the station. The Project Office Entrance for Visitors is located underneath Bishop’s Bridge, along the canal. A separate PDF for arriving via train/car can be requested.
